Terms and Conditions

  1. Contracts accepted shall be between the owners Mr and Mrs S.T.Brown and the person signing the booking form.
  2. Occupation commences from Saturday 4pm on the first day of letting ending by Saturday 10.00am on the day of departure. The owners shall not be obliged to offer the accommodation before the stated time nor shall the client be entitled to remain in occupation after the stated time.
  3. We can sleep a maximum of three persons with ease.
  4. We regret that pets are not allowed
  5. Prices include bed linen and towels, central heating, gas and electricity but exclude beach towels.
  6. Prices for the Film Festival and Congresses are subject to separate agreement.
  7. Making a booking: check for availability on the calendar. We shall hold a provisional booking (made either by telephone or Email) for 7 days pending receipt of the booking form and confirmation that our bank has received the deposit due (non refundable) equal to 25% of the rent due. If the non-refundable deposit is not recieved by us or by our bank within 7 working days of the provisional booking, then the reservation shall be assumed to be cancelled.
  8. Once a booking has been accepted by us, the balance of the rent due is payable and must be received by us 4 weeks prior to the start of the tenancy. A returnable deposit of £200 (€250) is also required with the final payment to cover any damage or breakages in the apartment.
  9. Smoking is not allowed in the apartment.

The tenants agree:

  1. To take good care of the property and contents and to leave it in a clean and tidy condition at the end of the rental period. The tenants also agree not to act in any way which would cause disturbance to adjacent owners/tenants in the building.
  2. To permit the owners or the agents any reasonable access to the property.
  3. Not to part with any possessions of the property, nor share it, except with members of the party shown on the booking form, and not to exceed the number of people shown on the booking form.
  4. Use of the property and any amenities is provided to the clients entirely at the users risk and no responsibility can be accepted for any injuries to persons or loss or damage to any persons or any of their property. It is therefore incumbent upon the incoming clients to ensure that they have adequate insurance covering accidents and loss or damage to property.
  5. If there should be any breach of these conditions, the owners or their agents reserve the right to re-enter the property and terminate the tenancy immediately.
